Office spaces of the Business Building meet class A requirements (based on the office building classification system).
The building’s ground construction is supported by a wedge pile foundation. Its load-bearing construction is made of prefabricated reinforced concrete elements.

1st and 2nd floor external walls are made of prefabricated reinforced concrete elements. 3rd and 4th floor external walls are made of prefabricated sandwich panels with additional gypsum walls mounted on the inside. Facade: 1st and 2nd floor facade is finished with natural concrete. 3rd and 4th floor facade is finished with weather- and UV-proof textile facade.

Internal walls of the peripheral structures of fire alarm zones are made of prefabricated reinforced concrete elements. Offices are separated with gypsum partition walls of sound isolating construction. False ceilings are made of cleanly jointed prefabricated reinforced concrete panels.
1st floor business spaces have triple-glazed windows in aluminium frames. 1st floor lifting gates are automatically operated. 2nd, 3rd and 4th floor business spaces have triple-glazed windows in plastic profile frames. 2nd, 3rd and 4th floor business spaces have doors with higher soundproof properties.
The building is connected to a district heating network. The 1st floor has underfloor heating. The 2nd, 3rd and 4th floor have wall radiators. Each 1st floor business space and stock-office space has its own mechanical ventilation system with heat recover. 2nd, 3rd and 4th floor business spaces are connected to a central mechanical ventilation system with heat recover. Each 1st floor business space has an autonomous cooling system. 2nd, 3rd and 4th floor cooling is connected to a central system enabling separate functions for each business space. The heating, ventilation and cooling of each business space can be regulated automatically to provide optimal and most cost-effective internal climate.
All business spaces and staircases have natural lighting. The property’s border and parking lot have LED post lights. Lighting of general use and outdoor areas is automatically regulated.
All business spaces are equipped with an optical fibre communication cable.
1st floor office spaces have centrally operated illuminated signs. Illuminated signs with names of 2nd, 3rd and 4th floor enterprises are located next to main entrances. There is an additional building plan in the main lobby. There is an illuminated information sign (advertising pylon) in the entryway to the complex.
General use and outdoor areas have video surveillance. General use areas and office spaces will have a security system.
The property will include a spacious 98-space asphalted parking lot use for free of charge, as well as spaces for bicycles and motorbikes. The side facing Riia mnt has been planned as a high vegetation green area. The side facing Suur-Jõe street is surrounded with a low hedge. The Riga side of the complex’s border is surrounded with a higher hedge.

Ceilings of business spaces are made of cleanly jointed prefabricated reinforced concrete elements finished with natural concrete. Hallways and some general use areas have suspended lamella ceilings or gypsum ceilings.
Floors of 1st floor business spaces have a dust proof concrete finishing. Landings of the main lobby and main staircase are covered with ceramic tiles. 2nd, 3rd and 4th floor offices have carpet tiles. 3rd and 4th floor general use areas are covered with LVT flooring. Floors of 3rd and 4th floor general toilets are covered with ceramic tiles.
The stair in the main lobby is on an open concrete beam and has concrete treads. Stairs on upper floors and evacuation stairs are made of reinforced concrete and have dust free concrete finishing.The building’s main staircase includes a 13-person elevator.
Internal doors of the main staircase are glazed fire doors in aluminium frames. Doors between general use areas and office spaces have higher soundproof properties and glass panels. Business spaces have painted internal doors.
General use and business spaces have LED lights.
